Home/Fall Maintenance

RV Fall Maintenance

A full seasonal service carried out where your RV is parked — campsite, driveway or storage lot.

Why fall is the right time in Texas

A Central Texas summer is hard on the outside of an RV. Months of UV and heat work on roof sealant, window seals and slide seals, and the damage does not announce itself — it shows up later as a stain on a ceiling panel or a soft patch in a slide floor. Fall is when the weather is finally workable and when there is still time to fix what the summer started, before the first hard freeze finds it.

It is also the honest moment to look. Plenty of RVs sit from October through spring, and anything wrong when they are parked is worse when they come out again. A tank left dirty, a water heater left full, a seal already splitting — none of those improve over a winter.

What the service covers, and why

Exterior and roof inspection

Sidewalls, caps, windows, tires, running gear and every exterior seal, then the roof itself — membrane, sealant, vents, skylights and the penetrations around the rooftop air conditioners. Most expensive RV repairs start as water getting in somewhere small. The point of looking is to find the ones that are cheap to fix while they still are.

Slide-out inspection and seal conditioning

Accessible mechanisms get inspected and the rubber seals get conditioned. Slide seals dry out and split in this climate, and a split seal is how water reaches a slide floor. We have replaced enough rotten slide floors to be blunt about it: if there is rot, the whole floor comes out. Conditioning the seals is how you stay on the right side of that.

Water heater service

Drained, flushed, cleaned, and tested on both propane and electric. Sediment collects in the bottom of the tank and insulates the burner from the water it is meant to heat, so a neglected tank works harder and heats worse.

Where the model takes one, the anode rod is replaced as part of the package. The rod is a sacrificial part — it corrodes so the tank does not. Once it is gone, the tank is next, and a tank is not a cheap thing to replace. Not every water heater has one, which is why this is listed as included on applicable models rather than promised for every rig.

Rooftop A/C cleaning

Accessible coils, fins, drains and filters, on up to three units. A coil packed with dust and cottonwood cannot move heat, so the unit runs longer and cools less for the same power. This is the single most common reason an air conditioner that still runs no longer keeps up.

Freshwater system sanitization

The freshwater tank and the plumbing downstream of it. Water that has sat warm all summer is not water you want to drink or shower in, and a system that is about to sit all winter is better stored clean. This needs appropriate water and wastewater access on site.

A photo inspection report

Every service ends with a written report and photographs: what is working, what needs attention, and what is worth watching. You should not have to take a technician's word for the condition of a roof you cannot see. It is also the document that makes an insurance or extended warranty claim straightforward later.

What this is not

This is a maintenance and inspection service. If we find something broken, we will show you the photograph, tell you what it takes to fix, and quote it separately — repairs and parts outside the list above are not included in the price. We would rather tell you what we found than quietly add to a bill.

Questions

RV Fall Maintenance FAQ

We come to you. The whole service is carried out where the RV is parked — your driveway, a storage lot, a campground or an RV park. Freshwater sanitization is the one step that needs appropriate water and wastewater access on site.

Plan on most of a day for a full service. The exterior and roof inspection is the part that takes the longest to do properly, and it is the part worth not rushing.

You get the photograph and a straight explanation of what it takes to fix. Repairs and parts outside the service list are quoted separately and never start without your approval.

Only the ones that take one. The anode rod is a sacrificial part fitted to water heaters with a steel tank; other designs do not use one. Where your heater takes a rod, replacing it is included.

That is the best time for it. Anything wrong when an RV is parked is worse when it comes back out months later — a dirty tank, a full water heater, or a seal that is already splitting. Storage does not pause any of it.

The package covers cleaning up to three rooftop units. If your rig has more than that, tell us when you book and we will price the extra unit before we arrive rather than after.
